What does the price of a fire alarm system depend on?

What does the price of a fire alarm system depend on?

Short answer

The price of a fire alarm system is determined mostly by the building’s area and how many rooms it is divided into, the chosen system type (conventional, addressable or wireless), the cable length and the installation conditions. The number of detectors depends more on the number of rooms than on square meters, and in most projects cable and labor take up as much as the devices. Only an on-site inspection or a quote based on the project, with items listed separately, can give the right price.

What determines the price the most?

The price is determined most by how many separate compartments the building is divided into. A detector is fitted in each enclosed area; an open 200 square meter warehouse and a ten-room office of the same area do not need the same number of detectors. Corridors, storage rooms, technical rooms and spaces above suspended ceilings are also assessed separately in the project.

The second factor is the intended use. The regulation requires heat, flame or another suitable sensor where smoke is not suitable. Kitchens, boiler rooms and dusty production areas need different devices, and the unit cost of these devices differs from a smoke detector. The fire detection project determines which device is used in which area.

The number of floors also changes the calculation. Every floor has call points, sounders and strobes, and a vertical cable route is needed between floors. Even if a single-story shop and a four-story study center have a similar total area, their device lists and cable lengths are not alike. Whether the building wants a connection to another system, such as an elevator, ventilation or door control, also means extra outputs and modules on the panel.

Where does the cost differ between conventional, addressable and wireless systems?

In a conventional system the devices are cheap, but a separate line is run from the panel for each zone. As the number of zones grows, cable and labor grow. In small buildings with few compartments, the total cost stays low.

In an addressable system the panel and each device cost more, because each detector carries its own address. In return, the devices are arranged on a single loop line. In multi-story, multi-room buildings, cable savings can cover part of the device difference; the time to find a faulty device during maintenance is also shorter.

In a wireless system the devices are in the most expensive group, while cable and renovation labor decrease. This trade-off can make sense in historic buildings and in buildings that cannot stop operating. Battery replacement is added after installation as a regular expense.

Expert note: If you are getting quotes for two different system types, put side by side not only the device totals but also the cable, labor and maintenance items. In large buildings, the cheapest device may not mean the cheapest total.

Why are cable and installation separate items?

Fire alarm cable is not ordinary cable; it is chosen as a type that keeps working for a set time during a fire. The cable type and length should be written separately in the quote, because most of the difference between two quotes is often hidden here.

Installation conditions also change the price. In an office with a suspended ceiling, cable passes quickly through the ceiling void; in a warehouse with a concrete ceiling, trunking or conduit is needed. Ceiling height may call for scaffolding or a platform. Work done while the business is open shifts to after hours. In Şanlıurfa summers, working hours in places that get very hot, such as under roofs and in warehouses, also affect the planning.

Desa BilişimFactors that determine the fire alarm price
  • Area and number of rooms
  • System type and detector type
  • Cable type and length
  • Ceiling, height and building condition
  • Project, test and handover documents
  • Battery, cell and maintenance costs

Which items should a fair quote list?

A fair quote shows each item separately by type, quantity or meters. You cannot compare a quote that gives a single lump sum with another quote. Look for these items:

  • Panel: type, number of zones or loops, expansion margin
  • Detectors: separate quantities by type (smoke, heat, flame)
  • Manual call points, sounders and strobes, with quantities
  • Cable type and estimated meters, conduit or trunking
  • Battery type and basis of the capacity calculation
  • Project drawing and the work in the approval process
  • Labor for installation, testing and commissioning
  • Handover documents and user training
  • Manufacturer service terms and maintenance conditions

Why do ready-made panel and detector packages come out different?

Packages sold online and in stores, made up of a panel, a few detectors and a sounder, are not based on a project. A package does not know how many detectors will be fitted where, does not include cable and installation, and often leaves them to the buyer. The devices’ compliance with TS EN 54 and its certificate may also not be clear in the package description.

The regulation requires the fire detection system and its parts to be manufactured, designed and installed in line with TS EN 54. In a building that needs a permit or inspection, a system installed from a package that does not match the project may have to be redone. A stand-alone smoke detector for a home is a separate matter and should not be compared with a system that has a panel.

When evaluating a package, ask three things: which part of TS EN 54 the devices are certified to, who will do the cable and installation, and whether the system will be placed according to a project. If the answers to these questions are unclear, the package price and a project-based quote do not describe the same job.

What costs come up after installation?

Periodic maintenance comes first among the costs after installation. According to the regulation, fire detection and warning systems are the responsibility of the building owner or manager and go through the checks, tests and maintenance required by the relevant standards. Panel batteries are replaced at certain intervals; in a wireless system, the device cells are also on this list.

A false alarm is also an indirect cost. If a detector fitted in the wrong place or chosen as the wrong type keeps triggering alarms, users end up silencing the system after a while. The right choice at installation reduces this cost.

Getting the maintenance quote together with the installation quote makes things easier. How often maintenance will be done, which devices will be tested at each visit and what procedure is followed when a fault is reported should be in writing. Without this information, comparing two installation quotes is incomplete.

How do you get the right price?

For the right price, give the company the building’s plan or sketch, the number of floors, the intended use and the existing project if there is one. Photos of the ceilings and technical areas also help. The preliminary assessment made with these is firmed up by an on-site inspection and turned into a written quote.

If you will get more than one quote, give everyone the same information and compare the quotes with the item list above. Desa Bilişim prepares project-based quotes with items listed separately for conventional, addressable and wireless fire alarm systems.

Frequently asked

Is an addressable fire alarm system always more expensive?

Generally yes, at the level of devices and panel. In multi-story, multi-room buildings, however, a single loop line saves on cable and labor, which can narrow the gap. Make the comparison on the total quote.

Can a fire alarm price be given over the phone?

If the plan, number of floors and intended use are known, a rough preliminary assessment can be made. For an exact price, the number of detectors, cable route and installation conditions must be seen on site and tied to a written quote.

Is a ready-made fire alarm package enough for a permit?

Since a package is not based on a project, it is often not enough. In buildings that need a permit or inspection, the system must be installed in line with the approved project and the TS EN 54 standards. What your building needs is determined by the project author and the permit office.

What determines the price?

Fire Alarm pricing varies by site. It mainly depends on:

  • Building size and number of floors
  • Number and type of detectors
  • Conventional or addressable panel
  • Cabling and wiring
  • Project and regulatory requirements

For an exact price, we inspect the site and prepare a written quote.
