Barriers, access control and central TV in housing estates: a guide for managers

The key things housing estate and apartment building managers should know when choosing automatic barriers, license plate recognition, card access and a central satellite system.

Short answer

When entrance security and shared TV infrastructure are planned together on a housing estate, daily life gets easier for residents and management has less work. A barrier or automatic gate for vehicles, card access for pedestrians and a central satellite system on the roof are three basic systems that complement each other.

An access control system decides who can enter through which door and when, and keeps a record of entries and exits.

Vehicle entrance: barrier or gate?

The width of the entrance, the volume of vehicle traffic and whether the estate is fenced all around determine the choice.

  • Automatic barrier: Allows fast passage at wide entrances with heavy vehicle traffic.
  • Sliding gate: A secure solution for estates that want to be fully enclosed.
  • Swing gate: Preferred for narrower entrances where there is room for the gate to open.
  • Combined use: Some estates use a main gate together with a barrier.

How are residents' vehicles recognized?

A remote control is the simplest method, but lost and copied remotes are a common problem for managers. License plate recognition systems use a camera at the entrance to read the vehicle's plate, and the barrier opens automatically for registered vehicles.

When a resident moves out or a car is sold, you simply delete the plate from the system. For guest vehicles, opening can be set up with the security guard's approval. Since entry and exit records count as personal data, access to them should be limited to authorized people.

Pedestrian entrances and shared areas

Card or PIN access systems are used at block entrances, parking garage gates and shared areas such as the gym and pool. A lost card can be cancelled immediately in the software; there is no need to change locks.

Fingerprint or face recognition is also possible. However, biometric data counts as special category personal data under KVKK, so it is best to check your obligations before using it and to offer an alternative, such as a card, to those who prefer one.

Central TV: one dish on the roof

When every apartment installs its own dish, the roof gets crowded and unsightly, and over time the roof insulation suffers. A central satellite system puts a single dish and a terrestrial antenna on the roof; the signal reaches each apartment separately through distribution devices called multiswitches.

In a well-planned system, every apartment, and even every room, can watch any channel independently of the others. For this, the number of apartments and outlets must be calculated correctly from the start.

Conditions in Şanlıurfa

Barrier motors, card readers and license plate recognition cameras work outdoors. Choosing products that withstand summer heat and dust and have a suitable outdoor protection rating reduces breakdowns. At entrances facing the sun, the position of the license plate recognition camera should be chosen carefully to avoid glare.

The dish and distribution equipment on the roof are also exposed to sun and wind; solid mounting and good-quality cable prevent signal problems.

It is also important to plan the power and data lines for all these systems together from the start. A shared cable route and a protected panel for the barrier, card readers and cameras make future additions and troubleshooting easier.

Decision and installation process

Shared-area investments such as barriers, access control or central TV are usually made according to the estate's management plan and the decisions of the owners' assembly. Gathering residents' needs before the decision makes the process easier.

  • Clarify how many vehicles and how many apartments the system will serve.
  • Decide how guest, delivery and service vehicles will enter.
  • Decide who will monitor the records and set the permissions.
  • Discuss how the gate will open during a power cut.
  • Plan who to contact for maintenance and breakdowns.

Frequently asked

Which is better for a barrier: remote controls or license plate recognition?

Remote controls are simple and common, but they can be lost or copied. License plate recognition lets residents pass without carrying anything and makes tracking easier for management.

Does the barrier stay open during a power cut?

It depends on the model and settings. Most motors have a manual release for outages; some models also allow battery backup.

Can a central satellite system be installed in an old apartment building?

In most cases, yes. We need to check on site whether the existing cable lines can be used and what condition the roof is in.

What determines the price?

The price of Barriers & Gates depends on the site; it mainly depends on:
